St. Gertrudes Sells Land?
There's not much to say here because there is nothing but rumor to go on, but the rumor is that St. Gertrudes has sold a piece of land to a developer, that the land is on Dickerson Ave. and that it was sold to Mohring for development.
If these rumors are true and the sale has already taken place then there is little that can be done to prevent this land from being developed. The part that bothers me about this is that if St. Gertrudes is supposed to be a benevolent member of the community, then why didn't they explore other options. With the passage of recent environmental bond acts there is money available to keep one of the last parcels of undeveloped property in Bayville in a natural state. This could be done through outright sale, or the sale of a conservation easement where the church would retain the use of the land but would give up the right to develop it. Yet it appears that St. Gertrudes didn't even bother to explore this option.
If you don't think that this is important, go to your kitchen, turn on the tap and have a long cool drink of your chlorinated tap water. The last thing this community needs is more septic systems flowing into the ground water.
Over the next few weeks I will see what I can do to either confirm or reject the validity of this rumor. If anyone has any insight on this topic, please let us know by posting your comment.

Dear Barry, I agree with you 100% and if there's anyting I can do to help please let me know. Why would Morhing buy more property in Bayville when he can't sell the piece of property he has next to Steve's Pier. Bayville used to be a beautiful small town, that's why people came here to get away from the big City's, many people from Queens used to come to relax and go to the beaches, now Bayville is starting to look like Queens if I wanted that I would have moved there and paid less. Let's try to perserve what's left of our small town.

Dear Susan:
The Morhing's are selling the property next to Steve's Pier because they can't get over 1,500,000.00 for a house on that property. Who wants to spend that kind of money to look at Steve's Pier.

I just want to make a statement. When I responded to this e-mail I wrote my first and last name. (stupid on my part)There is another Susan responding and I don't want to be confused with her comments. Not that I disagree with her or agree, I just don't want to be confused with anyone elses comments. I only responded to the St. Gerturdes land. Thank you.

There is supposed to be a group that looks over the doings of parishes, and I think it's called a Parish Council. As far as I know there is not one in place at this time at St. G's. I would be interested in being involved in one, but don't have the time, or political position to start one. Anyone? I am just afraid of more preserved land being sold.

I have called St. Gert's, the diocese, and have asked the village officials if this is true. It has been confirmed that land is for sale. Which acres are for sale has not been made clear. My questions are:
1) Does anyone know if the land they are trying to sell is part of the land that had been donated to the church years ago?
2)Can we asked the county to step in and use money set aside for land preservation to purchase the tract of land?

Seth, It is not a rumor, nor is it untrue. There is a plot of land owned by St. Gerts that lies between Dickerson and Private Road. To orient you, if you are on Bayville Avenue, it is right behind the Bonanza's house. So it is not far from Village Hall and Harrison Williams Woods...ie, a great spot to make more preserved open space.
It has been confirmed that St. Gerts sold it to Mohring, three acres. Conveniently, there is a new policy within Nassau County that states that sales of 4 acres or more must be presented to the county for possible open space preservation.
This sale was arranged without the notification of the parish, which is against Diocese policies.
If anyone out there wants to pursue this or confirm for themselves, call Father Pete, Call the Diocese, call Village Hall.

For clarification purposes as to the geographical lay of the land, the property technically lies between Private Road and School Street. Dickerson Avenue and the backyards of properties in no way, shape or means abuts the church woods.

Someone needs to clarify where exactly are we talking about. And what if anything can be done about it's development. If it was not properly transacted then something should be done.

Tom,
There is a large parcel of land there owned by the church. They are not selling all of it. According to Mayor Siegel at the last Village meeting, the knowledge that the village has is this: three acres are for sale, and they are in the process of surveying the land. A trustee added that it was unclear which three acres it was going to be, because certain parcels of land, when they were donated to the church, were donated with deed restrictions.
I suggest anyone intersted call Father Peter and or Mayor Siegel or attend the next meeting to ask more specific questions.
I understand the church may need the money. However, I would love to see that land saved as open space. Th possibility of it being bought by the county or the village with funds set aside for open space should at least be explored.

If the St. Gertrudes land is all one lot as curious has indicated, then the land would have to be subdivided prior to sale. This means a public meeting in front of the Planning Board, which has not happened. I will TRY to get to Nassau County next week for a copy of the deed.
I brought this rumor to the attention of Lisa Ott of the North Shore Land Alliance last week at a planning seminar. I will contact her again - this is what they do, and they're very good at it.

I went to Nassau County to see if a deed has been filed for the sale of the property and did not find one. This does not necessarily mean that the property hasn't been sold. It could be in contract or it could have been sold and there is a delay in filing the deed. The next step would be finding out if an application has been filed with the Bayville Planning Board. Anybody have some free time today?

Hotines are nice peole but the establishment could be better kept. It is an eye sore for everyone when they drive into town.
It does not matter how long they,Rita or you have been here. Keeping your business in order on a main road is courtesy to your neighbors. Look across the street, they run a business out of there and it is very well concealed and well kept.

You must have read my mind. I was going to ask Barry if he could do the same for St. Gerts.
I am glad to see that the Mayor is listening to the people. My husband actually brought this up at a Village Meeting a few months back.
Since you seem to have the ear of the Mayor, do you know if all the open land the church owns has been nominated? Or was it just the land that St. Gerts was going to sell for development? How many acres?
I do believe there was a covenant restriction on part of that land. Glad to see the church and Village are working together to keep open space. It would have been unwise to ignore another covenant on land that had been donated years back.

Hey Edie,
I set the blog so that this entry at least shows toward the bottom of the window. Once the Smither's issue has come to a head I will make a short entry regarding St. Gertrudes and refer to this one. I don't want to take the focus off of that until I've shamelessly goaded people for letters (I haven't heard from you regarding your letters
For those of you who don't know, St. Gertrudes has announced that they will be selling of some of their undeveloped land. I guess this all wasn't a rumor after all.

I personally asked the board about the wide spread rumors about a year ago. For the land to be sold and sub-divided it would have to go before the planning board. No request for the planning board to review it formally or informally have been submitted to the town, I was assured by our dear Mayor Siegel. However is that true or not I do not know, however that is what was explained to me at the board meeting. Also trustee Kennedy explained to me it is her belief and she said she did not know if it was true. That when the land was originally given to the church, there were covenants in place. However, there seems to be no respect for these covenants in this town (hence the cell towers on a piece of land that is not supposed to house commercial enterprises.
We all recently received a flyer in the mail from Mr. Venditto it was regarding SEA FUND asking our opinion on what properties we would like our elected officials to purchase with the bond we approved. Lets all write in for the smithers property and the st. Gertrudes property.
Its now or never if we do not purchase these properties they will be gone from open space forever.

I posted a similar response on the other thread pertaining to the St. Gert's land deal. I am reposting my comments here.
This issue was rumored around town in Fall of 2006. The land in question is one of our last pieces of un touched land in Bayville. NOw we know it was not a rumor.
If overdevelopment, water quality, environmental effects and over population are concerns you have, this issue should concern you as well.
It is not enough to call the Vilage Hall and lodge your opposition. The opposition needs to come from many and it needs to be either in person or in written letter form mailed to VH.
Tomorrow MOnday February 25th at 7:30 is the general Village meeting of the Board of Trustees. THEY need to hear the people talk and voice their opposition. Please try to attend.
If you cannot attend, make a point to write a letter to the Mayor, c/o Mari Alfano Hardy the Village Clerk and voice your opinion in the letter. Mailing a letter to the trustees directly would be wise as well.
They are only selling 3 acres NOW. When this slips by and not many voices complain, they are going to think it is ok with the public and go ahead and sell off the rest.
There is money in Nassau county and Town of Oyster Bay for pieces of land like this. Lets pressure our administation to take full advantage of these land trusts by asking them to apply for these monies alotted for open space. Bayville does not need more overdevelopment.
Attend the meeting.
Thank you,

Can anyone see that Father Peter needs to be removed from this parish? He has run the place into the ground. Parishioners have been fleeing for years.
What gives him the right to sell off church land? He is the reason the church is in dire need of money. If he left and they revamped the whole place people would come back and give money.
The preschool/parish center is also in shambles under his oversight. The building is mold infested and smells like urine and it is dirty.
Almost no one has anything nice to say about Father Peter but this town is letting him run this parish into bankruptcy. What gives????????
This land should not be sold!

Tom,
It was not up to the diocese in the beginning stages. This plan was kept very quiet in the Fall of 2006 and when residents complained to the diocese, the village and the church the issue went dead for a year.
Yes the diosese has to ok it but it was not their idea, it was Father Peter's.
I did go to the meeting. Mayor Siegel Nominated the land and spoke quite forcefully about our need to preserve it. She should be commended. There were a bunch of people there supporting it but the panel does not get to hear all of them. A follow up letter to the panel in charge of the SEA FUND 3 in TOB would definitely help.

Margaret,
I'm sorry for your misinterpretation but I was referring to the Diocese making the decision to remove Father Peter. The land however is a local responsibility. If the Mayor supports preservation that's great.I have to admit I am always skeptical. Thanks for the update.

I'd love to see it . Father Peter is a good man and is always honest and straight-forward with me .I don't pretend to know the inner financial workings of the church but it is their property. If over development is what people fear ,simple,CHANGE THE ZONING LAWS !!! Finally lv resident remember actions speak louder than words you could always volunteer some of your time. I'm sure the church has a bucket and mop they'll gladly let you use . thank you and pease be with you.

How sad that some people on this blog feel the need to criticize everyone and everything especially in light of a very positive effort by both Mayor Siegel and Father Peter.
Mayor Siegel is to be commended for nominating the 3 acre parcel. Mayor Siegel used to sit on the Finance Committee for St. Gertrudes but resigned before the property issue was discussed to avoid a conflict of interest. She had submitted a nomination for the parcel to the County grant proposal, and when that was not approved, submitted it to the TOB. She is attempting to secure this land as open space, AT NO ADDITIONAL COST TO BAYVILLE taxpayers. If the Village were to purchase the land, it would cost all of us more in Village taxes (which btw, will show a slight DECREASE this year!) Letters to the Sea Bond III Committee supporting the appropriation of funds can't hurt.
Lastly, anyone attending the meeting would know that Father Peter intends to use some of the proceeds from the sale of the land to improve the Parish center.

if father peter took care of the church properly from the start he would not need to sell the property to fix up the school. if you attend church there you too would be tired of hearing how there is a extra collection for bills, for this and that... he needs to stop this. the church is a place for paying respect to our father not for paying bills that father peter can not seem to pay because money is missing.... if you look in the collection plate you will see there is a good amount of money donated in the plate without asking for more... maybe he should revamp where and what that money is being used for before asking for money in a unholly fashion.
would you want to be disturbed during your personal reflection time outside of the church asking for money in a way.. i dont think so. i guess this is father peters way of doiing solicitation calls during "dinner time"....

I would gladly donate my time and begin attending/donating again when Father Peter moves on.
Everyone is missing the point that this man has chased away most of the Bayville and Locust Valley parishoners to other parishes that he and the Diocese thinks that selling off land is the only solution.

For all of you that are so concerned about St. Gertrudes and the land! they are trying to sell. Town meetings are being held. Who really cares about St. Gertrudes should worry about the Financial situation that they are in. Money is missing!! Any people that try to help or give a hoot about or church have been replaced. Why is it that Deacon Dave's entire family works there??? They don't even belong to our community!! We have no money but we should see how much Father Peter is paying all of them. Worry about our children that do not have a preschool to go to !!! there is mold take it from someone one who has worked there. They have had numerous floosd in that building and the religion room rugs have never been removed or properly dried. I have donated hundreds of hours to this church and it is hopeless until he is gone 2010!!!!! Not Enough people speak out only on this blog. Get a voice Bayville! And what about the preschool they are dropping like flies!! Pat Abore should have been gone years ago as well. There is one unprofessional women!!

I feel very bad for what has happen to Miss Debbie!!! It is a shame that Father Peter again is guided by the very people that are destroying his (OUR)church!! This is just another part of his church he is allowing to go under. A few years back a group of very unhappy Mothers went to Father Peter asking for his immediate attention with regards to Pat XXXX running the religious Ed Program!! Which has never been a proper program since Joan XXXX left. These moms took action and told them they were going to leave the church if he didn't remove her from this program. The funny part was that all of these mothers also over the years took there children out of the Preschool for the very same reason Pat!!!! Father Peter was asked at this meeting how come all of these parishner at this meeting do not go to your preschool and when they leave how come you do not ask any of them why?? So he hired Three moms Who gave every effort to make St. Gertrudes Religious Education Program better for one reason the children!! After two years of hard work he let them go as well!! They asked to stay and he let them go!! Now we have Deacon Dave who is a beautiful man and truly loves God, but is not capable of doing this job!! Who knows how much he gets paid and along with his daughter his new assistant who is Mary Beth XXXXX who is getting paid as well!! Not to mention the account who is his other daughter and along with his wife that works for OUR church !! I stress the point OUR Church!! I think that letting Miss Debbie go was probably the worst thing that could of happen to the Preschool. If anyone gave there whole Heart and Soul to that school it was her!! We need to take back OUR Church! Why should we sit back anymore he is only a man doing a job that if I were the Boss would have been gone years ago. It doesn't make him a bad Priest just a man who does not know how to manage a church!

I see one sleepy resident woke up -
The rest of you that are unhappy with the church and Father Peter (and anyone who gives money should be) need to get moving before Morhing gets to develop all of the church property!
As for Arbore she should immerse herself in her own commmunity not ours!
Reply to this
Where should I begin. Let me just say that "been there" literally gives me some insight into the preschool. The unprofessional standards that Arbore has set is insulting to our children, their parents and the staff that works for her. At what point does father Peter wake up and realize that it is time for her to go. Deacon Dave's entire family works for the church, how about Abrore's family working at the preschool. This is our church and our community and it is time for us to take it back. And don't even get started on what she did to miss Debbie who has held that preschool together for years.

I agree with Bayville resident, and want to add one thing. B Mahoney mentioned a Parish Council awhile back.(Actually, way, way way back...) Is this feasible? Does anyone know? If we can get a voice with some measure of power behind it into Father Peters' ear, then maybe he will listen.A system of checks and balances would seem like a good thing in this case. It feels like our community is being pushed out of it's very own parish, to a certain extent. Those 3 Moms, with a capital "M" were wonderful, period. They should be returned to their jobs at Religious Ed. immediately, if they still want them. I think Deacon Dave is a very nice man, but if there are people within our own parish ready, willing and able to do the the job, they should come first. This should be the case with all parish positions, paid or not. First opportunity should always go the it's own. If qualified, that is where it should stay.As for Pat, if the parish preschool is not thriving in all aspects, then she needs to go. That is her job, regardless of how much Father Peter wants her there. She has been there long enough to make it a go, and if she cannot rise up to the occasion, then that's it. Whether or not she is nice, warm, approachable, etc. should not be the issue, just the quality of her work. Families are leaving the school, and enrolling in others, and as a result, our parish may suffer. That says it all. Father Peter needs to be on board with his parishioners. If a Parish Council is a possibility, it should be established. Then maybe our parish can have a voice in land sales, preschool, religious ed., accounting, etc. where it can be heard by all, and bound to by Father Peter.

Miss Debbie is just as culpable in the demise of the preschool as Pat is. So she gave out cookies. Big deal. When ever she had an opportunity to stick her neck out for someone, she hid behind the "Pat won't let me" defense. It is insane that these two women invited parents into their petty unprofessional infighting. It is time they both moved on and let some new blood save this school.

I have been reading the blog regarding the church and the preschool and it seems there are many people with issues. However, don't you realize that this is a blog, just a place for anonoumous cowards to voice opinions and say things that in real life they could never muster the courage to say?
The few girls on here that gave there names, deserve credit for standing up and trying to do something.
However, in the real world, change happens when groups of people stand up united and do something as a force. Writing on here does nothing. It allows the naysayers to bash the people with legitimate issues and concerns. It also allows people who have no interest in the church to voice an opinion.
My advice to the people who are really concerned is contact each other, hold a meeting and invite other parishioners and preschool parents and have a discussion about the direction you want to take. Do you want to try to talk to Father Peter as a group? Do you want to ask for a meeting with the powers that be in the diocese? Do you want to try to start a parish council?
All of these are options heard on this blog, but they will only stay on this blog unless people stnad up and unite. You need to go the people in charge with a clear, consise, educated approach explaining your concerns and offering solutions.
You need to stand up and stand together. Sometimes it is not easy to do, especially in a small town like this where everyone talks but not many walk the walk. But I can tell you that standing up for what you believe in is worth it. Be honest and tell the truth and you will always be right within yourself.
Anything worth doing, is worth it even if it is hard. Stand up!

Well Margaret, I don't think it is up to you to call peole cowards and bashers. People are discussing issues and sharing their experiences that some do not know about. I am happy that people are concerned. Myself and am glad to at least see people speaking up if to a private forum so be it. Some need to take small steps before leaping like yourself! Bravo to all that have shared their experiences. And to those who had asked there is a PAC committe Pastorial Advisory Committee and you need to be a member of St. Gertrudes' Parish it is made up of Parish Members. Father Peter is not suppose to head it but he does. There are some very fine people on this committee, Who are trying but with the problem leading them in these meetings it is a little hard! Their names are on the weekly bulletin if you go to church they are in the front on the tables with info or in the back on a table. And Margaret these opinions are not just staying on this blog. I was told the other day about the new topic of discussion and here I am so Kudos for anyone speaking out! It sounds like some of these people have stood up and took action, but being a parish member of St. Gertrudes' for 40 something years I know first hand no matter what your efforts, it is a hopeless cause. I have seen members of our church that have lived in Bayville their whole lives walk out the last couple of years and go to St. Dominics. I'm holding on still it is very hard because my children attend Religious Ed and go to church and we feel nothing but it is OUR church and I'm trying not to leave. Personally I have stood up and spoke out to Father Peter himself I was one of those women and I teach religion and I give back to my church and I choose not to give my name I do not have to put my name on here so others know of my efforts I know of them and that is good enough for me!!! At least we now that here are people trying!!! To all St. Gertrudes Parish Member keep up the chats maybe and new group of people will form and something will be done!!

Bayville resident, I am on the pastoral council I would like to talk to you, I'm trying to find out just what is going on here. I believe there are problems at our church, I'm trying to figure out just what they are and how we can fix them. The church like it or not is our home and our responicblility. I went to the Mission where Fr. Ozelli spoke. Ironically he was in the pulpit when he said. Change has ALWAYS come from the pews not the pulpit. We are in the pews. We need to stop fighting and talk constructivly. I know one side because I'm on the council I would like to know the other. I'm not happy with alot of things. I would leave my number but that would be a bad thing to do. I teach at the 9:15 mass downstairs, so if you want to see me after mass I will be there. I don't know how else to meet you.

To BR,
I agree it is a place to vent but hearing about what is on the blog and then transposing it into a unified action are two different things.
I do not think it is a hopeless cause, it appears that there are many who feel as you do that things need to be done and if there are enough of you and you unite and work together, I just don't see how you all in a large group caa be ignored.
My bet would be if there were changes that some of those who have left would come back because they do want a aprish in their community.

Unfortunately, the plight of St. Gert's is quite typical of many Catholic churches & schools. The priests are acting as the "president" of the church "business". They are not MBAs and are not properly educated in running a "business". Therefore, more times than not, their "businesses" FAIL. The dioceses "CEOs" need to provide the proper mgmt training it takes to run a business or provide the church with a business manager and let the priest do his job and preach.

Congratulations
we were successful in making known our message of truth to the parish, to the diocese and to fr. peter.
1. The letter was sent to rockville center..copies are being sent to parishioners telling all about fr. peter and his leadership and mismanagement and how he treats people, the reason for them leaving the parish. He will never admit these, we know how hard headed he is but the truth is out.
2. He was called by the diocese and the bishop also. we guess he was reprimanded.
3. The envelops went down but we heard others decided to continue not giving. while the others will resume this month of november with a message to fr. peter please dont spend it just with your friends the campbelle. show us that you spend it for the community. not only for youself. try to look at the records, we have a copy where you spend our offerings.
4. Please ask pat to be prudent to resign and start the school anew. she is partly to be blamed. because of her and fr. peter the school went down and we parents 75% of us support that and we will continue unless change is made.
May God forgive fr. peter for his mistakes
may he be humble enough to accept his faults.

There seems to be a lot of turbidity run off as well as endangered species going through trauma at the Bayville NY, Center Island NY and Mill Neck NY, Locust Valley NY , Glen Cove NY, Oyster Bay NY locations with the upland being effected with the falcons and fox's as well as the precious shorelines. The public water system is more then likely very contaminated with ecoli in the drinking water pipes starting at the water tower location and the dead end locations of water pipes. The three (3) day bacterial tests of tap water along with visual inspections of any and all areas of possible conflict with electromagnetic activity and or waste water sewage pipes that are to close to the drinking water system. Just curious what scuttlebut has to say.... Now that Steve's Pier is gone, and Mohring is building condos there? Just how do condos fair with septic tanks? How can more be put in? Unless the Birches hookup to Glen Coves sewer system can brought into this fragile, environmental area? R.M. may have his permits to build, I just do not understand how is is locically possible?

Wow - this is great! Condos! More Steve's Pier scuttlebutt! Did you hear the one about someone building a boat yard on the site? Kind of a big drop to the sound, don't you think. Then there's the gas station rumor. A million dollar view with a gas station on it - gee, what a great idea. Then there's this gem I overheard in the Food Basket - the Amusement Park bought the land for either parking or a motel.
At a village meeting in the fall the fate of Steve's was asked of the mayor. The new owners (who spent $3.2 million to buy the place) submitted plans for a new two story restaurant building that would contain catering halls for functions, a public dining room and a retail space. The plans were submitted and approved. They were on an easel in village hall and I suppose they are available for anyone to see. By the way, the old Steve's was a two story building - it had offices on the second floor so no special permission was needed to add a full second story. Time will tell what is built there. My money's on a restaurant.
Keep the rumors coming - they are great fun to read. A lot of Bayvillers have very fertile imaginations.

Woody, thank goodness you get to all the meetings. Last one I attended a few months ago, it was you, me and one other... oh, and the Mayor and Trustees, of course. Do we have more bloggers than villagers, I wonder?
Bottom line: we all need to go to more village meetings, surely. The floor is always open to enquiry..

I understand that going to the meetings is an inconvenience or impossibility to many residents. I think that the minutes of the meetings should be posted on the village website. Additionally, a record of the question and answer period held after the formal meeting should also be made available.
Maybe the village should consider putting in a little blurb in the newsletter they send out. They can give updates and squash the many rumors that are circulating.
In this economic climate I will wait to see what exactly is built on the Steve's Pier site.

Is it true that Fr. Peter is leaving the parish?
Reply to this
Yes. It was announced at mass. He will be transferred in June.
Reply to this
Just to put the kibosh on any rumors floating around, a friend who is a Fran cisan tells me that priests are assigned to parishes in 6 year blocks and generally the most they can stay in any parish is three terms or 18 years. This is Father Peter's 18th year so they are moving him.
There is concern that the church will be made a mission church. That is, there would be a visiting priest on weekends but no priest in residence.
As for the property sale, the land was assessed a while ago when property values were higher. There is a buyer but the buyer and Diocese can't come to terms on a price.

Hi all. There isn?t much better in this life than finding a way to spend a few hours in conversation with people you respect and love. You have to carve this time out of your life because you aren?t really living without it.

I heard some rumblings that another Bayville Builder is going to buy the church property. With Fr. Peter going why is this still an option. What about the Village purchasing the land to continue the green belt in our overcrowed town? Anyone know anything new on this topic before it is too late and some more houses are added to this overbuilt town???????

Anonymous,
Oh sorry, I hadn't checked this thread. Actually, I haven't heard anything about that land of late. It is right in my backyard so of course I am interested in what happens to it. I remember it was submitted for consideration under a county land preservation grant, but I think it was bumped from the list. I'm pretty sure the area is zoned for 1 acre parcels, and that the original proposal only called for 3 or 4 homes. If there is a builder who could sell brand new homes for $900,000 - $1.5M in Bayville in this market, I say mahzel tov! The red fox that used to live in those woods disappeared long ago.

Nassau County NY REDISTRICT to Queens Borough County NY
Apartments, commercial, light industrial, multifamily real estate residential, retail taxes are much lower with Nassau County, NY being annexed into Queens borough county.
About three (3) billion dollars to five (5) billion dollars a year savings when and if Queens borough county NY annexes Nassau County, NY with complete or partial take over of Nassau County, NY various services as time allows. This would be a monumental savings that would stimulate the economy.

Who cares if Mohring is going to build a beautiful house on an empty lot. His homes are beautiful and will only raise the value of your homes. Maybe this will make the other homeowners spruce up their homes. People in Bayville are jealous and have nothing better to do then gossip.
Reply to this
Where is Mohring building? Is it at the site of his dilapidated, graffiti filled building that we have all been looking at for years? Or perhaps on the giant dirt mound next to Steve's Pier? I can personally attest to how Mohring properties effect property values.

People in Bayville only have nothing better to do than gossip in the Winter. In fact they don't have anything else to do at all. At least they aren't cooped up in this little shanty on this bridge listening to the freezing wind sail in off the pack ice wondering if it will sweep me right into the sound. Hurry up Summer. P.S. I can't rule out now that the Bridge might be frozen.
